This might be the most expensive assumption in apartment life: “The landlord has insurance, so I’m covered.”

Usually, you’re not. Not for your sofa. Not for your clothes. Not for the laptop on the kitchen table.

Two policies, two jobs

Landlord / building insurance typically protects:

  • The structure (walls, roof, building systems)
  • The owner’s liability tied to the property

Your renters policy (often an HO-4 style form) is usually about:

  • Your stuff (personal property)
  • Your personal liability
  • Often some loss-of-use / additional living expenses if a covered loss makes the place unlivable

A kitchen fire that starts in your unit can be a nightmare for everyone. The landlord’s policy may address the structure. Your renters policy is the one that may help with your damaged belongings and temporary housing — subject to deductibles, limits, and exclusions.

The lease clause that isn’t optional

If your lease requires renters insurance (common in Tennessee multifamily), that’s a lease rule. Read the insurance clause: limits, liability minimums, and whether you must name the landlord as an interested party. Miss it and you’re arguing with an apartment office, not with a blog.

Inventory is half the game

If something happens tomorrow, could you list what you own? A room-by-room phone walkthrough takes about 15 minutes. The bike in the hallway. The TV. The weird kitchen gadgets. Photos beat memory.
