15-minute checks that prevent five-figure home claims

You don’t need a contractor’s Saturday to lower the odds of an expensive mess. You need a few 15-minute habits timed for Tennessee weather — freeze snaps, pollen, hail weeks, and leaf season.

1. Know the water shutoff

When a supply line fails, minutes matter. Label the main shutoff. Walk every adult in the house to it once. Know whether you need a tool. That single habit turns a ceiling collapse story into a wet-floor story more often than people expect.

2. Gutters before storm season

Clogged gutters send water behind fascia and toward foundations. Spring cleanings after pollen/seed drop and fall cleanings after leaves are the minimum for many TN roofs and tree yards. After a big storm, a two-minute driveway glance for overflow stains is free intelligence.

3. HVAC filter on a phone reminder

Cheap filter, expensive coil. Put a recurring reminder on your phone. Peak summer humidity and peak winter heat are when people forget — and when systems work hardest. Kick leaves and kudzu back from the outdoor condenser while you’re outside.

4. Dryer vent

Lint is a quiet fire story. Vacuum what you can reach; schedule a deeper clean if the dryer runs hot or takes forever. Apartments and houses both get this wrong.

5. Outdoor faucet winterizing

One freeze, one split hose bib, one indoor surprise. Tennessee winters are mild until a polar week arrives. Disconnect hoses, add insulated covers, and drip faucets on exterior walls when forecasts warrant.

6. Photo inventory while the house is tidy

8. Detectors and under-sink glances

Test smoke and CO detectors. Glance under sinks and at the water heater for drips or rust rings. Small leaks become five-figure drywall jobs when ignored through a humid summer.

9. Drainage and the flood literacy reminder

Know where yard water went last hard rain. Clear window wells. If you live near a creek or in a low spot, remember: a standard homeowners form often excludes flood — see exclusion. Drainage maintenance still matters even when flood is a separate product conversation.
